Home Information Packs
If you are putting a property on the market, you will need to commission a HIP or Home Information Pack. Even if you are just putting a For Sale sign in your garden, rather than using an Estate Agent, you will need to commission a HIP. The only time where you don't need a HIP is if you are selling to a family member or friend ie you haven't undertaken any marketing of the property.
The Conveyancing Guide can help you with getting the best value HIP for your home, ensuring that this essential document doesn't hold up a sale and doesn't cost more than it needs to.
Here are the basic elements which a HIP will cover:
- An index (ie a list of the contents of the HIP)
- A sale statement (summarising the terms of sale)
- Evidence of title
- Standard searches (ie local authority enquiries and a drainage and water search)
- An Energy Performance Certificate (EPC)
- Commonhold information (where appropriate)
- A copy of the lease (where appropriate)
Remember, you can't sell your house without a HIP, so contact us now to find out the best price for a quick, no-hassle HIP. Home Information Packs have been introduced to protect buyers and sellers alike and we'll be happy to answer any queries that you may have.
